  • Vetted contractors dispatched directly — we coordinate access, supervise the work and check the invoice. If we already manage your block, our contractors know the building, which means faster and cheaper fixes.

Full regulatory compliance, included

  • Gas Safety — annual CP12, engineer booked and the certificate filed (where the flat needs one)
  • Electrical (EICR) — the five-yearly inspection scheduled and renewed on time
  • Smoke and CO alarms — checked at every tenant change, per the 2015 Regulations
  • Legionella risk assessment — on file and refreshed
  • Furniture and Furnishings (Fire) Safety — for furnished lets
  • Renters’ Rights Act compliance — landlord database registration, decent-homes standard tracking, possession-notice paperwork

Why a flat fee

A percentage of rent pays for nothing extra.

Most flat managers charge a percentage of the rent — usually 10–15%. Three things go wrong with that model:

  1. Your fee rises with the market, even though the work is the same.
  2. The bigger your rent, the more you subsidise smaller landlords.
  3. During a void, your manager earns nothing — and invests nothing.

A flat fee is honest pricing. You know what you pay, we know what we’re delivering, and the work happens whether the rent is £1,200 or £3,200 a month.

Property licences

Selective licensing, applied for properly.

Selective and additional licensing is spreading fast across London and the South-East. The applications take hours, and the fines for letting an unlicensed property reach £30,000.

We handle the form, the supporting documents and the council follow-up. There may be additional costs if we need to obtain certificates and tests.

Flat management — your questions

Is the fee really fixed?

Yes. You pay one annual fee set by the size of the flat — £600 + VAT for a studio or one bed, up to £1,200 + VAT for four bedrooms or more. It does not move with your rent. Rent collection and major refurbishment work sit outside the fee and are quoted separately.

What if Gena already manages my block?

You save 10% on every tier — £540 + VAT a year for a studio or one bed, up to £1,080 + VAT for four bedrooms or more. It also tends to work better: our contractors already know the building.

Do you find tenants for me?

No. Tenant find and letting are not part of the service, though we are happy to recommend letting agents we trust. Rent collection is available as an add-on if you want it.

Can you handle my property licence application?

Yes. It is £200 + VAT per application for a flat we do not otherwise manage, and free for every flat under Gena Flat Management. We complete the form, assemble the supporting documents and follow the council up. There may be additional costs if certificates or tests have to be obtained.

What happens out of hours?

Specific emergencies — a flood, or no heat in winter — get an out-of-hours response. Everything else is dealt with in the next working day.

How quickly can you take over?

Live within 30 days, and usually sooner. Most of that is the 30 days’ notice your current arrangement is likely to need; onboarding runs alongside it.

Do the prices include VAT?

No — every figure quoted is exclusive of VAT.
