Use Gena's online budget calculator to work out an annual budget for your block.  The budget will change as you add, modify or remove items.  This will be a good starting point to fine tune the annual budget for your block with your property manager.  At the end of the year, any unused expenditure will remain in your client bank account but it is always good to be conservative and over budget so that unexpected expenditure can be paid without having to ask for extra contributions intra-year.  A healthy reserves balance can help with unforeseen and lumpy expenses (like buildings insurance) and helps spread the cost of major works.
